The Detriments of Unapproved Structures
Constructing anything, even decks pergolas, carports and garages without first investigating the planning constraints can lead to many issues for you in the future. Many ACT households have constructed unapproved structures which can prevent or delay the sales process, may not be built in accordance with building code standards, and are not included in the replacement value of the structure in the event of total loss by your insurer.
What You Can Do
It is encouraged that all structures are approved and certified to ensure those improvements are compliant and add to the value of your home. If you have unapproved structures or are not sure, you can obtain a copy of your building file from the ACT Environment, Planning and Sustainable Development Directorate (EPSD). A registered architect will be able to help you bring any unapproved structure up to code and seek retrospective approvals.
